Timeshare Resale Buying Trends
The average prices for Hawaiian and Caribbean resale timeshares were virtually unchanged for 2008 from 2007 according to these new study results from Stroman Realty, Inc.
Conroe, TX (PRWEB) April 1, 2009 -- Last year Stroman Realty produced the study: Timeshare Resale Buying Trends : A 2003-2007 Study. In that study Stroman Realty noted that the prices for island timeshare resales were increasing the fastest. The 2008 study data shows that Island timeshare resale prices were about the same as 2007.
The financial crisis that has hit most of the world has affected timeshare resale prices as Stroman Realty reported last month in an article.
Here is the 2007 data compared to the 2008 prices.
Hawaiian Islands
In 2007 the average price was $14,352. The price in 2008 went down a little to $14,265 or about -$87.
Caribbean Islands
In 2007 the average price was $ 16,378. The price in 2008 went up a little to $16,420 or about $42.
Here is what some of the REALTORS are saying about island timeshare resales:
Jason Moore, a REALTOR and licensed timeshare resale specialist for Stroman Realty said "My last Caribbean buyer wanted a second week at Freeport Resort and Club. They already owned a week 6 and they bought another week next to it. I checked the Stroman database and found them a week 5 and 7. They made an offer on the week 7 right then and I presented the offer to the seller and it was accepted in writing within the hour. This buyer had already made several trips to the area to their current timeshare and had no hesitation making the offer to buy another. We had to hire a Bahamian lawyer to draw up the closing documents but everything went smoothly"
Jody Hill, a REALTOR and licensed timeshare resale specialist for Stroman Realty proclaimed "The number one request we get for the Caribbean is Harborside Atlantis on Paradise Island, Nassau, Bahamas". Another observation he made is that "Aruba timeshare resales, while still strong, have been over shadowed by Harborside Atlantis requests".
Matt Voigt, a REALTOR and licensed timeshare resale specialist for Stroman Realty said "More people request Westin Ka Anapali and Marriott timeshare resales in Hawaii than any other resorts in the area. All resorts sell, it's just the majority of the buyers ask first for these two resorts. The numbers of offers coming in are about the same. In the last few years prices have been moving up but prices are a little lower." He also remarked "The majority of my buyers for Hawaii do come from the west coast of the US while when considering Caribbean Island timeshare resales the buyers come from the eastern US."
Wayne Stroman, the Broker and CEO at Stroman Realty, Inc. said "Your investment in Island vacation timeshare destinations is bolstered because demand is still high for quality properties that are surrounded by water."
